Campus 90 combines the functions of a student dormitory, a hotel and a conference center. The building is located next to the newly built roundabout between Tsar Osvoboditel and Vasil Levski Boulevards in Varna and is within walking distance of two renowned state universities. This is the largest private investment in a similar building in Varna and responds to the growing interest of students from home and abroad in the city's universities. The campus has 120 student and 70 hotel rooms, a large living area, 6 halls of various sizes, a restaurant, a large gym and a spacious roof terrace.

On the day of its opening, the dormitory capacity was filled, and the multitude of students of different nationalities is already changing the appearance of the neighborhood. The investor's concept is for the campus to provide not only excellent living conditions, but also to create numerous prerequisites for communication and teamwork among students. The total area of the building is 16,575.89 sq m. with 15 above-ground and two underground floors.

In terms of volume, the architects chose to focus on a slender and relatively simple silhouette that would serve as a reference point and be easily perceived by cars moving at high speed passing along the two busy boulevards and the roundabout. The choice to implement the program in height also has other advantages - freeing up more areas of the plot for landscaping and providing unique views of the rooms to the sea and the city.

The tall body is located to the north of the nearest residential buildings and has 81 parking spaces and 157 bicycle spaces, so the building does not burden the surrounding infrastructure of the neighborhood. Movement and speed have also inspired the color scheme of the facade, which represents a pixelated spiral rotating around the parallelepiped of the building.

In functional terms, the heart of the Campus is the large living room with a lobby bar with seating groups and breakfast areas, which are common for students and hotel guests. Film screenings, concerts, talk shows can be organized here, and during the summer season the space opens up and connects to a large and landscaped terrace. In addition to this, students have many other common spaces in which to meet, relax and socialize - ground and roof terraces, a common room for cooking and parties, study and teamwork rooms, etc. The idea is for students to have many opportunities to prepare for classes outside their rooms, where they could exchange ideas in a different environment, meet new people and spend their free time to the fullest. In the interior of the living room, corridors and hotel rooms, graffiti by Bulgarian artists "Arsek & Erase" play a major role. The student room is designed so that it can be easily converted from a double to a single.

Construction began in 2008, and the building was originally designed as an office building. Over the years, it changed its purpose and form several times, until it acquired the form in which it was completed after nearly 14 years. The materials used for the facade are completely non-combustible with a high level of energy efficiency and certificates for low carbon footprint values. The installations in the building are segmented by levels to ensure economy of operation in case of uneven occupancy of the rooms.
